General Terms:

1. Final Sale Policy: Please ensure that the plan you have selected suits your needs, as all sales are final. No refunds or exchanges will be granted.

2. Compliance with Building Codes:

  • All house plans are designed to comply with the International Residential Code (IRC).

  • Local building requirements may necessitate modifications to the plan. This is especially pertinent in coastal areas and regions prone to seismic events, extreme winds, or heavy snow. Consult your local building department for current requirements.

  • A licensed civil, mechanical, and/or structural engineer may be needed for calculations and additional drawings in specific areas.

3. Architectural Stamping:

  • Our pre-drawn plans do not carry a stamp from a licensed architect. If required by your local building department, you must hire a local architect or engineer for review and stamping. NBF A+D provides stamping at an additional cost for projects in California, Colorado, and Michigan in the United States.

4. Ownership and Copyright:

  • NBF A+D retains title and ownership of all plans. Purchasers of Construction Plans are granted a non-transferable license to use these plans to construct a single structure.

  • These plans are protected under the Federal Copyright Act. Unauthorized use, reproduction, or resale is prohibited.

5. Non-Disclosure, Non-Retransmission & Non-Posting:

  • By purchasing the plans, you agree not to disclose, redistribute, retransmit, or publicly post the plans or any part of them in any form, whether digital or physical. These plans are provided solely for the purpose of constructing a single structure and are intended for the use of the purchaser only.

  • Any unauthorized sharing, uploading, or use of the plans for commercial purposes, or posting them online, is a violation of these terms and may result in legal action.

6. Form & Schedule for Delivery:

  • All drawings and cost estimates will be transmitted as PDF files via email. Printing can be done locally by the customer once received.

  • Customer’s initial download of both Design Preview and Build-Ready Plan Sets will be comprised of a watermarked, NOT FOR CONSTRUCTION, non-personalized set of drawings. In a matter of days, a personalized set without the watermark will be transmitted electronically to the email provided within your order.

License Agreement:

1. License Terms:

  • The purchase of Design Preview is for evaluation only and not for construction. A purchase of Build-Ready Plan Set grants the right to use the documents for building a single home.

  • Modifications to the plans are considered derivatives and carry the same copyright protection.

  • The license terminates upon the completion of construction.

2. Liability Disclaimer:

  • NBF A+D assumes no liability for any home or structure built from these plans. You are responsible for adherence to all building codes and obtaining necessary permits and inspections.

3. Builder's Responsibilities:

  • Builders must ensure compliance with all applicable National, State, and Local Building Codes.

  • Builders shall verify that all materials and workmanship meet quality standards and manufacturer guidelines.

  • Responsibility for checking dimensions and ensuring the plans meet local conditions lies with the builder.

4. Plan Limitations:

  • Plans do not include full structural, electrical, plumbing, or HVAC drawings, which should be provided by a local engineer or builder.

  • Variations in local codes, materials, and conditions can affect building details.

5. Material Selection Disclaimer:

  • NBF A+D does not endorse specific materials or manufacturers listed in the plans. Final decisions regarding materials and their installation rest with the homeowner and builder.

  • By purchasing the plans, you agree to maintain confidentiality and not to disclose, share, retransmit, or publicly post the plans in any form, including digital or physical reproduction. These plans are provided only for the purpose of constructing a single structure and are for the exclusive use of the purchaser.

  • Unauthorized use of the plans, including uploading, distribution, or posting on public websites, is prohibited and will result in the termination of the license, as well as potential legal action.

7. Communication:

  • You consent to electronic communications regarding your order, including marketing communications, through emails, texts, or notifications.
